DEVELOPER Ausbuild has applied to Redland City Council to build 276 houses on 136 hectares between Double Jump Road, Clay Gully and Bunker Road at Victoria Point.
Ausbuild said the project would be built in seven stages across three existing farm blocks.
The site has been identified in the South East Queensland Regional Plan 2009-2031 as the Victoria Point Local Development Area and is designated for residential dwellings.
A structure plan has been drawn up to show how the precinct could be developed.
Ausbuild will make submissions in a two-step application process with the first to reconfigure the lots.
The developer said the subdivision would provide a mix of allotment sizes ranging from 400sq m to 943sq m.
Some open space would be provided and an internal road network built to keep traffic off the busy one-lane Cleveland-Redland Bay Road which borders the site.
Ausbuild said it would lodge a bulk Material Change of Use application asking the council to allow it to build "off the plan" homes on four allotment types created.
The developer said the site offered "proximity" to the recreational benefits of the ocean, with the closest surf beach at North Stradbroke Island or the Gold Coast.
The site is about 7.8km from Fox and Bell's proposed 4000-house suburb on Cleveland-Redland Bay Road.
