RESIDENTS challenging a proposed 26-unit development on Birkdale Road will hold their second meeting to discuss the project on Monday.
They have until Thursday to lodge submissions about the townhouses, which will cover a block of land between Birkdale Road and Dorsal Drive at Birkdale.
Meeting organiser Evron McMahon said the project lacked adequate parking, green space and did not fit in with neighbouring estates, Aquatic Paradise and Aquatic Palms.
Mrs McMahon said approving the 3153sq m development would create car parking problems for nearby residents who use Dorsal Drive to exit the Aquatic Palms estate.
She said each dwelling would be on 121sqm, failing council's planning scheme stipulations for medium-density residential zoning of a maximum of one dwelling per 200sq m.
"The builder will be long gone but the residents who use Dorsal Drive will have to endure this issue forever if the number of units are not decreased and at least two car parks are provided within the development for each unit," she said.
"The high-density development will also put a strain on the sewerage system as it was not designed to handle waste from 26 units with multiple occupants as it was designed for a residential environment.
"The canal in Dorsal Drive was originally a creek which ran through the property when it was a farm and drained into Waterloo Bay.
A December report by Holland Traffic Consulting for land owner Coopz Properties said the development was expected to generate an extra 18 vehicles on Dorsal Drive during morning peak hours.
It said the morning traffic flow would rise from 142 vehicles an hour to 160 and from 202 an hour at the night peak to 220.
The average daily traffic of about 1800 vehicles would soar to 2000 a day, according to the report.
The traffic report said the proposal included 26 unit car parks with a further seven for visitors, satisfying the council's parking requirements.
An acoustic report from Decibell Consulting found noise from the outdoor area of the development would not exceed state government levels.
