The Mosman estate owned by a little-known Ying Li, from China, has sold for about $22.5 million.
The 5150-square-metre property in Beauty Point has been left largely vacant and untouched for the past five years given Ying Li lives overseas.
A China-based source said it was being shopped around on the quiet to buyers on the mainland through Monika Tu of Black Diamondz Concierge for $23 million.
An independent source said Ying Li had originally planned to demolish the residence and rebuild a new mansion, but that its negative feng shui proved a major turn-off, prompting it to be briefly listed two years ago for $25 million.
Although Beauty Point's north-facing hillside location has long been given the tick of approval among feng shui experts, Ying Li's property is set directly across the water from the sharp promontory Fig Tree Point, which points at it like an arrowhead. That is why it was regarded as having bad feng shui.
It was bought by an Australian family from the eastern suburbs.
At the time of publication Ms Tu was overseas and yet to return calls, but Mark Manners, of Simeon Manners, confirmed local rumours he had sold the property with Ms Tu, but declined to confirm the sale figure or name the buyers.
The property sits directly across the water from the sharp promontory Fig Tree Point.
The five-bedroom residence with a swimming pool, tennis court, slipway, boatshed, tidal beach and a separate guest house last traded for $20 million when it was sold by retired car dealer Laurie Sutton in 2012. It had been the Sutton home for 35 years.
Before that it was owned by the late television presenter and quiz show host Bob Dyer and his late co-star wife Dolly until 1977 when they sold it to the Suttons for $376,960.
The Dyers had owned it since 1950 when they bought it for ??15,068.
The highest house sale in Mosman was previously recorded at $22.5 million set in 2007 when developer Albert Bertini bought on Hopetoun Avenue, but that property was resold half-renovated in 2011 for $19 million to neighbour Ros Oatley.
A few months after Sutton sold in Mosman, he set a Palm Beach house record at $19 million buying the Kalua trophy residence.
The only registered house deal to exceed the Bay Street result was the inter-family transfer of $24 million in late 2015 that was part of the settlement of the late Kerry Packer's will.
