Kitchen remodeling expert Phil Jay said when it comes time to plan or remodel your kitchen to add value and function to your home, the first thing to consider is floor plan.
As director of Dream Doors Redlands-Logan, a kitchen refurbishing company, Mr Jay said this is a critical decision for homeowners to make, as it can break or make a kitchen.
“First you need to decide if you are keeping the existing floor layout; it is the most economical option,” he said.
“If yes, then you can give your kitchen a total ‘facelift’ by changing your cupboard door style, switch cupboards to drawers and select your colours and finishes.
“Replacing benchtops will incur plumbing work and usually includes adding a shiny new sink and taps.”
The location of the sink, oven and cook top are important to consider to ensure you get the ‘work triangle’ right – the points between the cook top, fridge and sink where most work in the kitchen takes place.
“If you change this you will need to choose new benchtops, plus the costs of disconnect and reconnect for plumbing, gas and electrical,” Mr Jay said.
“If the layout must change, you will need to consider the costs of subsequent factors such as repairing the flooring to match the existing or full floor replacement.”
