The median unit price in the Belconnen region is down 9.8 per cent on last year, bucking the trend of property price growth in the ACT.
Belconnen finished 2016 with a median unit price of $410,000, with the end of 2017 nearing, the median unit price is currently sitting on $369,900.
The suburb of Hawker suffered the greatest percentage drop of 29 per cent, followed by Weetangera at 18.1 per cent and then Bruce at 16.3 per cent.
Bruce registered the lowest sale with a unit selling for $163,000.
However, Fraser had a median unit price increase of 61.4 per cent, recovering from last year's drop of 31 per cent. Only six units have been sold in the suburb this year.
In fact the number of units sold in 2017 has dropped dramatically on 2016. Last year 849 units were sold in the region compared with only 457 this year.
The suburb of Belconnen itself had the greatest decline in the number of units sold from 277 in 2016 to 128 in 2017.
While unit prices have suffered a drop in the northside region, the median price of houses has increased by $37,500, from $523,000 to $560,500.
All suburbs besides Belconnen, Bruce, Giralang, Hawker and Spence had an increase in house prices.
One of the region's newest suburbs, Lawson, had a median house price increase of 44 per cent, however, only one house was sold in the unit-dominated suburb.
Weetangera recorded the highest sale at $1,551,000 for a six-bedroom house.
With less than six weeks left in 2017, there's every possibility that median prices could increase, particularly with November historically the biggest month for property listings. Data also shows that homes sell, on average nine days quicker in November.
