WORK has begun on stage one of Ausbuild's house-and-land development at the Kinross Road residential precinct.
The Ausbuild project, called Kinross Estate, will be one of at least three large residential developments covering the 284ha Kinross precinct which the state government earmarked for an urban community with 1500 dwellings in 2010.
Forty-nine houses will be built as part of stage one of the four-stage Ausbuild project, which will eventually include 141 houses across Ausbuild's 15ha.
Ausbuild chief executive Ron Loney said it had taken eight years, including two court cases, to get to the first stage of development, which was approved by the Planning and Environment Court in June.
"It's been a long time coming, but the land sale is taking off and, in the first month, we sold 25 per cent (12) of the blocks," Mr Loney said.
"The mix of block sizes and housing styles in our development will attract new families to the area which, in turn, will attract infrastructure.
"Already council is benefitting from our water and sewerage headworks."
Ausbuild's estate will have 65 small lots of between 400sqmm and 499sq m and 76 standard lots of 500sq m and over. The 36 smallest lots are 400sq m and packages start at $449,000.
The estate will also have 5ha of green space, a 3000sq m public park with picnic facilities and a playground, 3km of cycling tracks and an observation deck overlooking a pond.
Redland Mayor Karen Williams said the council approved the development's operational works in a record time of 23 days, down from the usual 86 days, after officers adopted new assessment procedures.
"Kinross Road was council's first foray into this process but now every party knows exactly where they stand at every stage of the approval process," Cr Williams said.
"This process sends a clear message that Redland city is open for business."
The next development to come on line at the Kinross precinct will be Villa World's 12.26ha project next door to the Ausbuild site.
It will include 98 residential blocks ranging in size from 300sq m to 1600sq m.
After the state government declared and gazetted the Kinross Road land as a Master Planned Area in December 2010, Redland council drew up a structure plan released in February last year.
During the public consultation process, in 2011, residents' complaints about a bridge over Wellington Ponds were upheld.
